Our Rental Policy

(sample rental contract)

  1. CANCELLATION AND REFUND POLICY

            $500.00 non-refundable upon booking

            50% of total rate retained for cancellations between 44-30 days prior to arrival

            75% of total rate retained for cancellations between 29-16 days prior to arrival

            90% of total rate retained for cancellations between 15-1 day(s) prior to arrival

 

Payments are to be made by the due dates listed within your rental contract. Late payments will be assessed $15.00 per day after the due date specified. Failure to make FULL payment less than TWENTY (20) days prior to your reservation date will result in forfeiture of your reservation. At which time, any deposits made will be subject to the Cancellation and Refund Policy.

 

  1. DAMAGE/RESERVATION SECURITY DEPOSIT- A damage/reservation security deposit of $1,000.00 is required for the home. This must be received prior to your stay. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent, nor towards damage; however, it is fully refundable within fourteen (14) days of departure, provided the following provisions are met:

  1. No damage is done to the home, its contents, the sport court, or any other elements, beyond normal wear and tear.

  2. No charges are incurred due to contraband, pets, rubbish, or collection of rents or services rendered during the stay.

  3. All debris, rubbish and discards are placed in the black trash can, and soiled
    dishes are placed in the dishwasher and cleaned.

  4. All keys are returned to the lock box and unit is left locked. A $375.00 re-key charge will be deducted from your security deposit if keys are missing.

  5. All charges accrued during the stay are paid prior to departure.

  6. No linens, beach chairs beach towels or beach toys are lost or damaged.

  7. NO early check-in or late check-out, unless previously approved.

  8. The renter is not evicted by the owner (or representative of the owner), or
    the local law-enforcement.

  9. The renter has not stayed longer than the agreed upon rental period.

  10. Credit card and/or associated fees by a booking website are incurred by owner.

 

  1. PAYMENT – 50% of total rate is required to make a reservation. The balance of payment equal to 100% of the total rate is required 30 days prior to your stay. The advance payment will be applied toward the total cost of your stay. Please make payments via PayPal, cash, money order, or bank cashier’s check. $500.00 of your deposit will become immediately non-refundable upon booking.

 

  1. MAXIMUM OCCUPANCY- The base number of guests is limited to fourteen (14) persons. An additional charge of $35.00 per person per night for guests in excess of fourteen (14) will be assessed. If additional people (above and beyond headcount stated above) are expected, please contact us in advance. Should additional people be found on the property during your stay, you risk the full amount of the security deposit, up to, and including, eviction of your entire group. Guests may be added to your headcount anytime prior to your arrival, removal of guests from the headcount may be subject to the Cancellation and Refund Policy above.

 

  1. INCLUSIVE FEES - Rates include a one-time linen and towel setup. Amenity fees are included in the rental rate.

 

  1. NO DAILY MAID SERVICE - While linens and bath towels are included in the property, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the house, used at the beach, etc.

 

  1. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.

 

  1. PARKING – Parking is available in the garage or in the front driveway. Vehicles are not permitted to use the access road in the yard leading to the lake without written permission- this is intended for landscaping equipment, etc.

 

  1. STORM POLICY - No refunds will be given for weather-related issues, unless:
    a. The National Weather Service orders mandatory evacuation and/or
    b. The home becomes untenable due to storm-related damage.

            If a or b takes place, we will refund:
            1. Any unused portion of rent from a guest currently registered,
            2. Any unused portion of rent from a guest that is scheduled to arrive, and
                wants to shorten their stay; and/or
            3. Any advance rents collected or deposited for a reservation that is
                scheduled to arrive during the mandatory evacuation or damage-related period.

 

  1. LOSS OF POWER- Our home is located in a rural area. On occasion, power may be temporarily lost due to high winds, storms, or other events beyond our control. Please note that NO full or partial refunds will be provided in the event that power is lost. Loss of power should be reported as soon as possible. The home is equipped with a whole house generator. 

 

  1. RESERVATION CONFIRMATION-  Not until the required deposit is received and an email is sent by the owner confirming its receipt.  Availability will be offered to other parties and rental contracts will be sent to other parties until a reservation is confirmed.

 

  1. MAID SERVICE- Upon checkout, we will provide maid service. Please leave the beds used UNMADE and place used towels on the bathroom floor. There is no need to wash the linens or towels. Please make sure ALL dishes are cleaned, dishwasher empty, and put away prior to checkout.

 

  1. UTILITIES- We pay all utility costs (water, heat, electric, trash removal, cable, etc.) for stays less than one month. For stays over one month, the tenant is responsible for the gas and electricity. 

 

  1. LINENS AND KITCHEN SUPPLIES-We will provide linens, bath towels, etc as well as starter paper products and a fully equipped kitchen with cookware. 

 

  1. TRASH REMOVAL-Trash is collected Tuesday mornings. Trash must be brought to the bins which will are positioned at the top of the driveway. There is no recycling facility currently available. There will be a $100.00 deduction from your security deposit if ALL trash is not placed in the large black trash bin. DO NOT OVERFILL THE BINS OR LEAVE GARBAGE NEXT TO THE BINS. The garbage men will not pick it up and the critters will make quite a mess of it. If there is excessive garbage that will not fit in the bins, please call and we will make arrangements for it to be disposed of after your stay, at additional cost.

 

  1. LANDSCAPING: Our landscaping company is contracted to service the exterior. Service is typically provided on Thursday or Fridays, weather permitting. 

 

  1. PROPANE-There are two propane tanks at the house for your use. You are required to leave at least one full tank remains upon your departure. In the event less than one full tank remains, we will charge a refill of $75. The alternative is to purchase/swap a full tank from a local gas station.

 

  1. WRITTEN EXCEPTIONS - Any exceptions to the inclusive policies must be approved, in writing, in advance.

 

  1. SMOKING-This is a NON-SMOKING house. Any smoking inside the house will lead to a forfeiture of your ENTIRE security deposit. This includes e-cigarettes ,vapes, etc.

 

  1. PETS- Pets are not permitted in the house or on the property under any circumstances. Any pets found onsite without explicit written approval will lead to a forfeiture of your entire security deposit.

 

  1. EXTENDED STAY-Any extended stays that have not been approved will incur a charge of DOUBLE the nightly rental amount. This amount will be deducted from your security deposit and any amounts above the security deposit amount will be invoiced immediately after departure. Please check your paperwork to confirm your arrival and departure dates/times.

 

  1. MINIMUM AGE- We will not rent to people under 27 years of age unless accompanied by an adult guardian (over 27) or parent in at least a 1:1 ratio. A copy of the renter’s valid photo ID must be submitted prior to reservation.

 

  1. MINIMUM STAY- Longer minimum stays may be required during holiday/peak-season periods. If a rental is accepted for less than three nights, the guest will be charged the three-night rate (unless a separate agreement is made with the owner).

 

  1. STARTER PAPER- Starter rolls of paper towels and toilet paper are provided. It is the renter’s responsibility to provide their own paper products.

 

  1. KEYS-  Keys must be returned to the lockbox upon departure.

Please initial each of the items below to indicate that you (and your guests) agree to the following

 

(      ) The property will not be occupied by more people than specified in this agreement.

(      ) You will not allow dogs, cats, or any other pets onto the property. A $1,000.00 fee will apply if it is found that animals have been at the property.

(      ) Smoking is absolutely not permitted inside the house. A $1,000.00 fee will apply if it is found that smoking has taken place within the house.

(      ) You will take care not to create a nuisance to the neighbors.

(      ) The house will be clean when you arrive and we request that you leave it in good order. You will notify us promptly of any damage or problems that arise.

(      ) Under no circumstances shall any boat/water equipment be operated by someone under the influence of alcohol.

(      ) Any boat/water equipment can ONLY be operated by an experienced driver.

(      ) YOU AGREE TO BE FULLY RESPONSIBLE FOR ANY DAMAGE TO THE HOME, PROPERTY, OR OTHER EQUIPMENT BY YOURSELF OR ANY OF YOUR GUESTS AND AGREE TO PAY 125% OF ACTUAL COST TO REPAIR/REPLACE ANY DAMAGED ITEMS, INCLUDING COMPLETE REPLACEMENT SHOULD DAMAGE BE BEYOND REPAIR.

(      ) Payments are to be made by the due dates listed above. Late payments will be assessed $15.00 per day after the due date specified. Failure to make FULL payment less than TWENTY (20) days prior to your reservation date will result in forfeiture of your reservation. At which time, any deposits made will be subject to the Cancellation and Refund Policy.

(      ) By staying in our home, and should you swim in the lake or use the playground, your boat, exercise equipment, fire pit, fireplace, Sport Court, sports equipment, bicycles, or anything located in or around the property, you do so fully at your own risk, acknowledge such risk, carry the necessary insurance to pay for any damage or personal injury to yourself, the operators, or others and agree to hold James and Sarah Faitz, Owners, harmless and waive all available rights to sue or pursue legal remedies related to your stay as available to you under the law of Illinois.

(      ) In efforts to make sure the property is ready for our next guests, our cleaning and maintenance crews take great care to make sure everything is adequate upon your departure. In the event of major spills, damage, etc. Please report them right way so that we can take appropriate action to correct them as soon as possible. Below is a fee structure that will be assessed against the damage deposit in the event of these items upon your departure.

Dishes   $45 per hour

 

Reservation will not be accepted without the following:

 

  1. 100% of Initial Deposit per your Rental Agreement

      2.   A reviewed and signed Rental Agreement

      3.   Color copy of valid photo identification
